What's a signal?

A signal is a data point that indicates a property may be available or undervalued — long-term same-owner hold, deferred maintenance, tax delinquency, entity transfer, pre-foreclosure filing, zoning change, and more. Scout tier gets 5 core signals. Deal Hunter and Fund/Portfolio get all 12, plus custom signal configuration on the top tier.

Do you cover my county?

PropScout sources data from county assessor APIs, FCC Census blocks, HUD pre-foreclosure feeds, and state foreclosure portals. Coverage is broadest in the contiguous US. When you set up a scout profile, you'll see available counties for your target markets. We add new county integrations on request — reach out after subscribing.

How is this different from CoStar?

CoStar is a passive database — you search it manually, and it only covers listed properties.
